A modular home is a permanent dwelling built in sections ("modules") in our controlled factory environment, then transported and craned onto your prepared foundations. Once installed and connected, it's indistinguishable from — and often better built than — a traditional home. It's fully compliant with the National Construction Code and comes with the same warranties.

Our pods start from $58,000 for the studio-sized Nest and range up to $130,000 for the two-bedroom Estate. Every quote is fixed-price and includes premium timber finishes and floor-to-ceiling glazing. Delivery, site works and any custom changes are quoted transparently up front, so there are no surprises.

Typically 16 to 20 weeks from signed contract to handover — compared to 9 to 18 months for a traditional build. The factory build itself takes around 12 weeks, and because site works run in parallel, we save significant time. On-site installation is usually completed in a single day.

Yes. We manage planning permits, building permits and engineering on your behalf, and liaise with your local council. Requirements vary by area — particularly for second dwellings and bushfire-prone zones — and our team navigates all of it as part of your project.

Absolutely. Every model is a starting point — you can reconfigure layouts, extend the footprint, change the façade and choose your finishes. We also design fully bespoke homes from a blank sheet. Custom work is still delivered on a fixed-price contract.

Across metropolitan Melbourne and regional Victoria — from the Mornington Peninsula to Geelong, the Yarra Valley, Bendigo, Ballarat and Gippsland. Transport and craning are included in your quote. If you're unsure about your area, just ask and we'll confirm access and logistics.

All our homes come with a 7-year structural warranty, plus manufacturer warranties on appliances and fittings. As a Registered Building Practitioner in Victoria, we also provide the required domestic building insurance where applicable.

Yes — modular homes can be funded with construction loans, equity release or staged payments, much like a traditional build. Our fixed-price contracts make lenders comfortable. We can introduce you to modular-friendly lenders and walk you through the options. See our Finance page for details.

Very. Building in a controlled environment allows for tighter construction, better insulation and less waste. Our homes come with a minimum 6-star energy rating, double glazing and solar-ready wiring as standard — meaning lower running costs and a smaller footprint.
